Bisnow’s Amanda Metcalf got a sneak peek tour of Hudson Park & Boulevard in the Hudson Yards district, where The Moinian Group is building its 1.8 million-square foot, LEED Platinum tower, 3 Hudson Boulevard. The tour, led by Moinian’s Oskar Brecher & Aron Kirsch, Avison Young’s Anthony LoPresti, and The LiRo Group’s Felix Rubenstein and Dan Bradley, showed off the stunning progress of Hudson Park & Boulevard, which is slated for completion by the end of 2014.
The tour included the various sections of the Boulevard – including Hudson Boulevard West, which is paved and will run south from 38th to Moinian’s 3 Hudson Boulevard at 35th Street –, a café/concession stand at 36th Street that is in progress, a playground, an art installation designed by James Carpenter Design Associates, and the 7 train’s new extension just south of 35th Street, which will stretch two blocks to the station’s southern entrance at the foot of 3 Hudson Boulevard.
Oskar Brecher and Anthony LoPresti also gave some insight, telling Bisnow that the office buildings on Park Avenue are on average 50 years older than the new ones rising on the Far West Side, which translates to 20% to 30% savings in operations, from energy-efficient elevators to column-free space to safety. Aron Kirsch also says that NYC needs 60M SF to 80M SF of new space over the next 40 years.
