Construction Starts on Chelsea Office Building While Moinian Hunts for Anchor Tenant

The Moinian Group has broken ground on a boutique office building in Chelsea, just weeks after the developer unveiled a new design for its long-coming office tower a few blocks north in Hudson Yards.

The 10-story Chelsea office development, dubbed the Hudson Arts Building, will bring 200,000 square feet to 220 Eleventh Ave., spanning one block from West 25th Street to West 26th Street.

Amenities include a rooftop terrace and column-less floor with 17-foot ceiling heights, all overlooking the Hudson River.

Construction started Thursday for the building, although the building has yet to land an anchor tenant. A team at JLL, led by New York region President Peter Riguardi, is handling the leasing. The Moinian Group hopes to open to occupancy by the latter half of 2023.

The building, designed by Studios Architecture, features a 25,000 retail space that the developer is marketing toward an art galley tenant. The investors released updated renderings for the building for the Thursday groundbreaking.

Moinian Group and partner Boston Properties revealed in January a third redesign, eight blocks to the north, for an office tower in Hudson Yards, called 3 Hudson Blvd. The developers hope to complete the 56-story tower by 2023, but they are still on the hunt for an anchor tenant.
